The Most Important Questions to ask when choosing a Real Estate Agent - Selling a Condo or Home

Selecting a real estate representative to assist in the largest purchase or sale a person is likely ever to make, is a very critical part of the condo/home selling process. In challenging economic surroundings where competition among actual real estate companies is on the rise, choosing the agent that’s best for you can be a confusing task.

From past experience I recommend home/condo sellers start by interviewing several real estate agents to find a person whom they “connect” with.  However, chemistry is not the only variable to think about.

The length of time an agent has been in the real estate business, his or her home sale success rate plus knowledge of the local market can also play a significant role in decision-making.

To jump-start the conversation, I suggest five essential questions that home/condo sellers should ask before selecting a real estate representative.

1. What was the average amount of time it takes to sell a normal property listing similar to yours? Comparing sale times between the agents you are interviewing will provide you with an indication of how well that real estate agent markets their homes or condos.

2. How long have they been in the real estate business plus what has their success rate been in terms of home or condo sales over the past 12 months? The length of time a real estate representative has been in the business plus their home sale success rate demonstrates their knowledge plus expertise in the industry. Ideally, a home vendor will need to work with an agent who has a high percentage of completed transactions within your home’s price range.

3. What was their list-price to sale-price ratio? Significant differences between original listing prices plus final sale prices can be an indication that the list prices quoted at the beginning were unrealistic.
4. What is their online marketing strategy to sell your property property? In Canada, the massive majority of home/condo buyers begin their home search on the net. Therefore, the real estate representative you pick ought to have a powerful online promotion presence as well as be visible through social media outlets in order to reach the widest target audience.

5. Do they have references they are able to share from past clients? References let you gain additional insight into the day-to-day workings with a real estate agent. Gathering reputable references will help make sure that you pick the best real estate representative/agent for your needs.

Also ask if the agent has won any awards, as that will signify that they are an elite real estate agent.
